What to Consider When Extending Your Property

Here at Construction Groundworks Specialists, we do a lot of home extensions.  Maybe it something you are considering too, as in most cases extending your property  often adds value to your home, as well as giving you extra space to enjoy.

If you are thinking of ‘extending’,  then here are few things to consider before you dive in.

Budget

Ensure that you work out how much you can afford to spend on your new extension as well as how much you are willing to spend, which aren’t always the same thing.  Of course if you aren’t sure you can get everything done within your budget,  you need to liaise closely with your builders and/or architect.

Decide the function of your extension

All extensions,  serve a purpose, maybe you want to add another bedroom or bathroom, or add extra space to an existing room such as a kitchen.  Have a good think about what you will use your extra space for and what its function will be.  Remember you may be able to reconfigure your home’s existing layout in conjunction with your new extension.  Deciding your extension’s primary function in advance usually saves time and money further down the line.

The Neighbours

Unless you live out in the wilds, chances are you’re going to have neighbours, and if you are going to install foundations close to the boundary of your property you will need to comply with the Party Wall Act, your architect will be advise you on this and may even be able to talk through the proposal with your neighbours.

Even though your neighbours cannot stop you building up to your boundary if you  have planning permission, it is always best to avoid disputes by talking to them in advance of any building work.

Choosing a reliable builder

Unless you already have  a preferred contractor to build your extension, it is often advisable to compare a number of quotations.  When looking for a builder, remember it’s not all about price, it is also important to choose a builder that you are comfortable with and who communicates well among other things.

Costs

Working out what your new extension will cost can be difficult.  The quote from your chosen builder should detail everything included in their price, bur there is always additional expenses to take into consideration, such as professional fees, fees payable to the council or decorating costs. Remember that VAT will also apply.

How long will it take?

The time from initial consultation to completion will, obviously, vary from project to project and will depend on a number of factors, some of which you will have no control over.  It helps to set a firm completion date with your builders and make sure that they inform you of any issues which might affect the project being completed on schedule.
